Musgrave Street Rehabilitation Project

Affordable Housing by Women for Women.

The 6721-23 Musgrave Street Rehabilitation Project is an essential building-block of Community Capital Advisors’ (CCA) work in the wake and aftermath of Covid-19. The overarching goal of the project is to help address the affordable housing crises among women in Philadelphia and the 5-county Philadelphia region.  Its immediate objectives include (a) To host a CCA’s neighborhood-based office in East Mt. Airy; (b) To provide stable-permanent living spaces for women - initially providing permanent homes for four of CCA’s women volunteers currently facing housing challenges; and (c) To formally launch a women-focused affordable housing initiative blended with workforce development and the emerging CCA-owned Women Capital (USA) CDFI venture capital, in collaboration the Earth Forward Group, the community development venture capital alliance, and others in the workforce development and CDFI venture capital industry. The project is, in part informed and guided by our experience in the design & development of People for People credit union and charter school, Multicultural Community Family Services, and the All For All Agency, among others.

Phase-1 of the project (about 90% complete) consists of the rehabilitation of the main 2-story building into two 1-bedroom units.

Phase-2 is comprised of rebuilding the cottage in the rear of the main building into (additional) two 1-bedroom units. In May (2023) we secured a $250,000 from the Pennsylvania Department of Community & Economic Development through the Philadelphia Industrial Development Corporation (PIDC) for Phase-2. Estimates from C. Erickson & Sons construction (the project’s general manager) and others range from $450,000 to $780,000). We are currently working to raise an additional $500,000 for Phase-2. Phase-3 would consist of formally launching a full-fledged women-focused affordable housing initiative - blended with workforce development and CCA’s emerging Women Capital (USA) CDFI venture capital, in collaboration with Earth Forward Group (EFG), the CDVCA, and other leaders in the workforce development and CDFI venture capital industry.


Women Capital USA

Women Capital (USA) is CCA’s emerging in-house CDVC (community development venture capital) project. The CDVC industry is a subset of the CDFI industry. Ours would primarily support CCA-sponsored or affiliated economic development projects and women-led enterprises & social-impact ecosystems.
